Property owners: «Huge increase in ENFIA for the middle class»

According to the owners, the «face lifting» of the government on ENFIA, imposed new burdens on the middle class, with the main cause being «unrealistic increase in zoning rates from 1.1.2022 in many areas, which was based on pre-coronavirus data, which for most is irrelevant to today's reality».

The conclusions of property owners for ENFIA 2022:

From the first assessment of the new tax returns ENFIA 2022 the following arise initial conclusions:

1. A significant percentage reduction in tax is observed for taxpayers with assets of small value each, most of whom have had relatively small or insignificant tax liabilities until now.
2. However a significant proportion of taxpayers in the long-suffering «middle class» are facing a huge tax increase, with the main cause being unrealistic increase in zone prices from 1.1.2022 in many areas, which was based on pre-coronavirus data, which for most is irrelevant to today's reality.
3. This is particularly the case where the «compensatory» replacement of the additional tax with tax increase on properties over 400 thousand euros and on properties over 500 thousand euros, is combined with the excessively high new zone prices, especially for owners of unproportional urban plots.
4. Therefore, how much more or less each owner will have to pay this year depends mainly on the increase or decrease of the zone price and the structure of his assets. That is, each with his own fate, which he will find out only when he sees his next year's tax return.

According to the Property Owners Federation:

• Ο ENFIA remains a unfair and unbearable tax, which not only taxes, but actually «punishes» savings in real estate, because it is based on the mechanically calculated value of the property system, sincedoes not take into account the actual tax capacity of the citizen, which is his income, nor the actual commercial value of his property, regardless of the absence of either income, as in the case of land, or any possibility of managing, exploiting or even selling its assets.
• Although in most countries there is an annual property tax, in most countries the ENFIA remains a tax by which the Greek taxpayer cannot be reconciled, not only because of its disproportionately huge burden compared to all other European countries, but mainly because in the minds of most taxpayers, is equivalent to paying a monthly... rent to the State for their own house or shop!
• Finally, ENFIA remains an «arrival» tax since the tax administration has been refusing to do the obvious: to give even a symbolic «discount» to anyone who can pay it by the deadline for the first instalment.

In order to transform ENFIA into a much fairer and more acceptable tax, according to POMIDA, the Ministry of Finance should:

• Abolish any additional burden on ENFIA beyond the main tax, and
• Reduce property values in all areas where they increased over 40%.
• Legislate a discount on the one-off payment of ENFIA on the due date of the first instalment.
