Chalkidiki: 440 hotels and tourist accommodations up for auction

Asking prices range from 300,000 euros to 32 million euros – Small and family-run businesses dominate the market

More than 400 hotels and tourist accommodations in Chalkidiki have been put up for sale, even as new tourism investments worth hundreds of millions of euros are underway in the region.

According to real estate listings, a total of 440 properties are looking for new owners, with the highest concentration found in Kassandra and Sithonia. These are mainly small hotels, rooms for rent, and family-run businesses.

Prices vary widely depending on the location, capacity, condition, and growth potential of each property. At the lower end of the spectrum is a room-rental property in Ierissos, priced at 300,000 euros, while the most expensive listing is a four-star, 207-room hotel in Kryopigi, for which the asking price is 32 million euros.

The number of available units is slightly lower than it was two years ago, when approximately 460 properties were listed for sale. However, asking prices have risen significantly, as the highest price at that time did not exceed 11.7 million euros.

Classified ads that have been running for years

Quite a few properties have been on the market for a long time without finding a buyer. A typical example is a 40-room hotel in Polychrono, which is listed for sale at 2.1 million euros and has had an active listing since 2020.

Market experts point out that a low price does not necessarily mean a profitable investment, as the company’s actual performance, renovation costs, and the potential for future development.

Why are the units being sold?

The main reasons that lead owners to sell include loans and outstanding financial obligations, increased energy costs, rising raw material prices, and the highly seasonal nature of tourism.

In many cases, these facilities require significant investment for renovation and modernization, while some family-owned businesses are now struggling to remain in operation.

Notable listings include a 65-room hotel in Paliouri priced at 10 million euros, a 41-room hotel in Fourka priced at 4.2 million euros, and a 38-room complex in Polychrono, which is listed for 3.6 million euros. In the same area, a 26-unit residential complex is for sale for 15 million euros.
