After the noise created in relation to the property in Alimos and because of the completely unsubstantiated information spread by misinformation or ulterior motives, the Foundation is obliged to give the following explanations to remove any misunderstanding.
Regarding the background and the legal status of the «Alimos Cultural Centre» case, these have been developed in detail in our previous communication. Since, in spite of this, various unsubstantiated rumours are circulating, we wish to inform all Kythirians of the following:
- The ownership of the property after the agreement for the 2015 donation is owned by absolute ownership at the Triphyllion Foundation of Kytheria with unique obligation for its utilization the fulfillment of the way, i.e. the construction of a Spiritual Centre of 150sq.m. with the method of consideration and the use of the product that will result from the utilization to cover the needs of the Kythera Nursing Home.
- The tender for the consideration was supervised and approved by the Ministry of Finance and resulted in 2022 in the selection of the highest bidder. The Municipality of Alimos also participated in the tender and its offer was deemed unsatisfactory. The rate of consideration may be similar, but its possible choice would not give any benefit to the Foundation, since it would simply provide it with rooms in the existing building complex, with no apparent time horizon for completion, from which it would not have any economic benefit, since any commercial activity is excluded in the area, while its maintenance alone would require large expenditures and corresponding tax burdens.
- The proposals mentioned for the completion of the existing building with the proceeds of the sale of the plots of land granted to the Foundation would create a correspondingly even greater maintenance burden without any visible income, while the amount required was a multiple of the value of the plots of land. This is the sole reason for the change in 2015 of the modality to the original 2004 donation and its terms, as it was financially unfeasible to fulfill the modality. On this the Mayor of Alimos pretends to ignore the 2015 amendment and focus on the original donation. For the Foundation is absolutely clear that it never sought a change of use of the land. The Municipality of Alimos sought a change of use from General Residential to Welfare. Everything else is not based on any logical and economic basis and their invocation is a mere pretext.
- Regarding the completely unsubstantiated rumours that the Foundation is indifferent to the use of its property, we have to mention that:
A) Trifyllion as a N.P.I.D. is under the Ministry of Finance and has no unused property, apart from those that cannot be used for financial or legal reasons. Moreover, the resources of Trifyllio cover the annual deficits of the nursing home and support the repairs and renovation of its premises. Everything concerning its financial situation and management is clearly reflected in the annual accounts which published and are audited by Certified Public Accountants as required by law.
B) The Nursing Home has many properties, most of which are plots of land or dilapidated buildings in Kythera and Athens, which yield very little. The apartments in Athens about which so much talk is made by malicious mouths, are ALL posted for rent after approval for one each by the General Directorate of Decentralized Administration where the Nursing Home is under the jurisdiction of the Nursing Home and at prices set by appraisers and approved by the above department. Here too, almost all the properties are old and in need of constant repairs, and for many of them there is no interest in renting them at the prices set by the department, resulting in the constant repetition of tenders. And for those for which interest is shown, however, repairs must be made first, since no offsetting against rents is allowed. And repairs certainly have a cost.
C) To the bona fide, but also to the disbelieving commentators, just to remind them of two things. In recent years, the Foundation has, with the generous help of friends and expatriates, proceeded with external insulation, renovation of the living area and recently of the rooms and equipment of the kitchen of the Home for the Elderly, while only bureaucratic reasons remain to start the renovation of all the food rooms at an estimated cost of around €1,000,000.
From all of the above, we think, conclusions are easy to draw and everything that has been highlighted is analysed and answered in the annual briefings of the members of the electoral college, but also to anyone who might be interested and would like to request information. Thus, it only remains for the Board of Directors of the Foundation to declare that the legality and the moral obligations to those who have entrusted the management of the affairs of the Foundation to the electoral college, which elects the Board, will be respected. the property of Alimos, and any asset, will not be handed over to the north of any goods or evil intentions of any third party. The present Board will not surrender the weapons that the law, the will of the disposers, as well as the Laws of our country give it and will fight for as long as necessary to secure this property for the sole benefit of Kythera and especially the elderly, for whom there is no state care. Thus, it is obliged to claim in every legal way compensation for any damage that may arise from the acts or omissions of any person or entity that may result in any positive or consequential damage that may arise for the Foundation.
The Board.
