The Digital Real Estate Transfer File went live on the very first day of the new year. This is a new service offered by gov.gr that streamlines and simplifies the procedures for transferring registered real estate.
Citizens and notaries who use the Transfer File through the https://akinita.gov.gr They will receive a transfer (or a justified rejection) within one business day, rather than facing delays lasting several months.
The requirements for «one-day registration» are, first, that there be no pending prior transaction involving the same property, and second, that the fees be paid by credit or debit card.
The bureaucratic steps are significantly reduced through the use of the Transfer File, as four supporting documents are no longer required:
1) The Certificate of No Outstanding TAP Debt
2) Issuance of an AKD (Excerpt from the Cadastral Map)
3) The Application for Registration
4) The Contract Summary
The requirement to appear in person at Land Registry Offices is also eliminated for those who use the Transfer File.
Finally, it should be noted that the Property Identification Number (KAEK) is «locked» for the duration of the transaction in order to enhance transaction security.

The Minister of Digital Governance, Dimitris Papastergiou, stated that «Resolving long-standing issues, such as the Land Registry, is a priority both for the government as a whole and for the Ministry of Digital Governance in particular.”.

For his part, the Deputy Minister of Digital Governance, responsible for the Land Registry, Konstantinos Kyranakis, states that «as we had committed to, the Digital Real Estate Transfer File has been operational since January 1, 2024, at https://akinita.gov.gr. We call on notaries across the country to join the platform, and we pledge that deeds submitted digitally will be registered within 1 business day, instead of the months-long delays currently experienced by citizens.» He added that «yesterday, January 2, we presented the application to the Athens Notaries Association, and today we are here in Thessaloniki for the same purpose. We are open to any suggestion that can make things easier for citizens and reduce bureaucracy.».
