AADE: Second chance for tax relief for property owners

With an email they will start receiving from the Independent Public Revenue Authority in their Taxisnet accounts, from today, Monday 26/10/20, about 200,000 property owners will have the opportunity to correct errors and omissions they made in their Covid-19 returns, to collect reduced - by 40% - rents due to the pandemic.

Around one in two property owners have not yet seen the tax credit for “lost rent” for the March-August 2020 period, resulting in the entire 2020 ENFIA being certified without the reductions they are entitled to in their coroner's return.

According to the data of the Hellenic Revenue Service, the main errors or omissions concern:

  • Submit a COVID declaration without a lease agreement in place, based on the information returns submitted.
  • Disagreement of monthly rent and initial COVID declaration amount.
  • Failure to complete the COVID declaration with the type of lease (e.g. business).

Also, Covid returns submitted by more than one co-owner that contain discrepancies between them should be clarified so that the deduction for the total monthly rent is proportional to the percentage of co-ownership of each of them.

Note that landlords who have received reduced rents due to coronavirus have the right to offset the losses in their 40% against current tax liabilities, such as ENFIA or income tax.

When the message is opened, owners will need to follow the instructions in order to receive the tax credit to which they may be entitled.

It is estimated that the Covid-19 rebates granted to date amount to €34 million.
