Research: In which area of Athens can you find a decent house with a rent of €350?

Rent in Attica. A painful story. Over the last two years, despite the fact that pandemic created more unemployment, This has led to an increase in house rents, and now, in order to live in a decent house, you have to spend a third of your salary on rent.

Being alone during this period, if you don't have your own home, an income of €1,500 or more, or parents with money to support you, is like walking around with an open wound next to a white shark. You might get away with just a severed leg, but more likely than not, you'll be saying goodbye to your life.

Over the last three years, but even more so From early 2021 onwards, rents in Attica will be «hitting the roof.», with areas offering normal prices combined with decent housing, can be counted on the fingers of one hand, at 3/5.

But what does decent housing mean? A house measuring between 60 and 80 square meters, no more than 25 years old, but also not less than 10 years old, because you're not likely to find a house of this size for less than €600-700 per month, that isn't dilapidated and in need of repairs, that is generally habitable, without necessarily being anything extreme. Also, it should be in an affordable area, not in Anthousa, Drafia, or Kapandriti.

Rents have skyrocketed across most of Attica

Let's start with the basics. The southern suburbs, northern suburbs, and center of Athens are excluded from the plan without much thought. In the northern suburbs, only Agia Paraskevi can be considered a good option, but this is an exception rather than the general rule. In central Athens, only Patisia is affordable, with prices for a 50-80 m² home starting at €360, depending on other characteristics.

The areas where you are sure to find more options are the western suburbs and the suburbs of Piraeus.. Aigaleo, Keratsini, Kaminia, Petroupoli, Peristeri, and Renti are areas where rent ranges from €350 to €400, with more options closer to €400, of course.

In the suburbs of Piraeus, prices are around €6.5 per square meter, and in the western suburbs, around €7 per square meter..

The southern suburbs remain unaffordable, with rents of at least €10/sq. m. for the last quarter of 2021.
