The appraisals in raw materials and energy will not affect the implementation of the Hellinikon project, which is proceeding according to schedule in rapid steps. At the same time, the demand for housing is so high that a faster construction and delivery of a new number of homes is being initiated within five years.
These conclusions are based on answers to journalists' questions published on the Hellenikon website.
As noted, tendering procedures for the selection of a contractor for the infrastructure projects have already started and a contractor is expected by the end of the year. These projects concern the entire primary road network, the undergrounding of the Poseidon Avenue, the port works and all accompanying networks. By the end of the year, the intention is to start tendering procedures for the sports facilities within the Park, as well as for the building where the disabled clubs will be located, with the aim of having the contractor selected in early 2022, it is noted. The company's tendering procedures ensure full transparency in the selection of suitable contractors.
With regard to the revaluations, it is stated that in the budgets of the projects, account has been taken of the appreciation of materials, which is a global phenomenon. «We are watching this trend and we believe that competition, transparent procedures and the speed with which we proceed is the best approach. We do not expect it to cause a delay in the smooth progress of projects,» it said.
Investment in the first phase infrastructure projects will reach €500 million over the next five years. A significant proportion of these, as stated in a response to questions, are expected to be put out to tender in November, with a view to awarding contracts in the first quarter of 2022. These are the projects related to road networks, including the undergrounding of Poseidon Avenue, the redevelopment of the seafront, flood protection, telecommunications networks, as well as other projects that will facilitate the progress of the Hellenikon redevelopment project. New tenders for projects will be announced very soon and major construction companies will be invited to participate in the relevant tenders.
Work has started in different areas of the Hellinikon site. According to the design of the Hellenikon redevelopment project, a large part of the project, including a large part of the Park, will be delivered to the public by 2025.
Regarding the building developments, the first project to be completed in Elliniko in 2023 will be the 11,000 sq.m. complex, where the Amymoni, Hermes, Niki and the Association of People with Multiple Sclerosis will be co-located.
At the same time, as emphasized, the implementation of the other redevelopment projects of the first five years is progressing: the upgrading of the Marina and the beach of Agios Kosmas, the Marina Tower, the Marina Galleria, the seaside housing estate and complexes in front of the park, the Tower that will house a hotel and offices on Vouliagmeni, as well as the commercial complex.
«The goal is not only to catch up, but to exceed our schedule. In our original planning for the first phase of the redevelopment project in Elliniko, we had set a target of building around 800 homes, including apartments in the Marina Tower residential skyscraper, but also a small number of luxury homes by the sea. Due to the very strong demand we are experiencing, we plan to proceed with the construction of about 1200 additional residences in the first five years.
The existing sports facilities located at the metropolitan pole are being demolished and new, state-of-the-art facilities will be created within the Sports Centre. Our plan includes the creation of a 250,000 sqm area with sports facilities including athletics, swimming, football and gymnastics, as well as academies for football, basketball, tennis, etc.,» it said.
In Elliniko, the urban planning provides, among other things, areas for public utility uses. These lands already belong to the Greek State and can accommodate public education facilities, depending on the priorities of the State and local government. Buildings are also planned to house private educational facilities. «We are at an advanced stage of discussions with educational organisations," it said.
